Introduction
Strood Riverside is one of Medway's key development sites. The site has excellent communication links. It is well placed for access to the M2, M20 and M25 motorways and starting December 2009 the Channel Tunnel Rail Link will provide high speed domestic services from Strood to London St Pancras.
The site represents a significant brownfield redevelopment opportunity, the delivery of which has the potential to kick-start the wider regeneration of the town. It is envisaged that the site will be transformed into a new and vibrant urban quarter providing an exemplar in sustainable living. The redevelopment will take advantage of the site's waterfront location, excellent public transport accessibility and proximity to the town centre.
A development brief for the site was adopted as a Supplementary Planning Document by Medway Council in September 2006. It contains an illustrative masterplan and a set of planning guidelines that any future developer must use. The illustrative masterplan shows how it might look once developed and achieves all of the aims the council has for the site.
This development brief (and the accompanying sustainability appraisal) were subject to a six-week period of consultation. During this period, the council welcomed comments from residents, statutory bodies and interested parties. The development brief was amended to reflect the comments received during the consultation.
Following the adoption of the Development Brief, a planning application was approved in May 2008 for the reconstruction of the river wall between Strood Pier and the Strood lock gates. Once a developer is appointed an application for a further stretch of river wall around Strood dock terminal will be submitted.
